This charge which you must place as a plan deposit to start designing a custom home, can be calculated as follows.
The amount of the plan deposit required:
Up to 2000 sq. ft. home $3,500.00 CAD
2000 to 2500 sq. ft. home $4,000.00 CAD
2500 to 3000 sq. ft. home $4,500.00 CAD
3000 to 4000 sq. ft. home $6,000.00 CAD
If you plan on building a Custom Home over 4000 sq. ft. please send $2.25 USD Per sq. ft. of floor area as a
plan deposit.
The plan deposit in custom home packages is not applied to the purchase price as a payment as it would be if you were simply modifying one of our stock models.

All 2”x 6” @ 16” framing lumber and 15/32” plywood for complete exterior of home.
All 11-7/8” manufactured truss joists (as per manufacturers engineering) and 3/4” OSB floor sheeting for loft floor and interior balcony. (Dayton & Phoenix models)
All 11-7/8” manufactured truss joists (as per Manufacturer specifications) with all blocking and necessary steel ties for roof structure. (with Manufactured trusses for wings on Granby Model). with all necessary 15/32” quality grade plywood for entire roofed area.
All necessary Post & Beam framing and lumber roof joists for covered walkway. (On Dayton and Phoenix Models only).
All necessary 2”x 6” and 2”x 4” @ 16” O/C for the interior wall framing of the home.
All necessary framing materials for interior Staircase (Dayton & Phoenix only).
